This page explains how the programme works. A referral fee is created only by a separate written agreement issued by Matches Property Ltd and agreed before the introduction. This page is not itself an offer or contract.

Tell us about the buyer profile without sharing unnecessary personal information.

Agree written terms

We confirm whether the introduction qualifies and document the referral fee and payment conditions.

Introduce with permission

Once the buyer has agreed, make the introduction and we’ll take responsibility for the property journey.

Completion and payment

If the qualifying transaction completes, the fee is paid in line with the signed referral agreement.

CORE FRAMEWORK

Simple in public. Precise in writing.

Every referral is different. We document the fee, the qualifying buyer and the payment event before personal details are exchanged.

  • Eligibility and the referral fee are agreed case by case before the buyer is introduced.
  • An existing, duplicate or already-known MatchesProperty lead is excluded unless we expressly agree otherwise in writing.
  • Unless the signed agreement says otherwise, a referral fee becomes payable only after a qualifying purchase completes and Matches Property Ltd receives the related commission.
  • The introducer acts independently and has no authority to market property, negotiate, advise, make promises or bind MatchesProperty.
  • The buyer must have agreed to the introduction. Only the minimum personal information needed should be shared.
  • Introductions must be lawful, accurate and not misleading, and may be subject to identity, anti-money-laundering, sanctions and anti-bribery checks.
  • The introducer is responsible for their own tax and VAT position and for providing a valid invoice where required.
  • The signed referral agreement controls the relationship and is governed by the law of England and Wales.
